6 New Multi-Use Buildings
AEC completed engineering for six multi-use buildings with Nexus Development and Blackney Hayes Architects. The buildings are part of The Rowan Boulevard Redevelopment project, one of the largest ongoing redevelopment initiatives in the State of New Jersey, linking Rowan’s campus with the Glassboro Downtown Retail District to create a “quintessential college town”. The new area promotes smart growth living with mixed-use buildings in a walkable community setting.
AEC provided engineering for two six-story, one five-story, and three four-story buildings containing retail, fitness center, classrooms, offices, luxury apartments and student housing. AEC also provided engineering for site utilities including electric, site lighting, gas, IT and a fire protection loop charged by one central fire pump.
230 and 114 Victoria Street
Two six-story multi-use buildings with apartment-style student housing situated above first floor retail space. Together, these buildings feature 171 apartments for approximately 860 students.
Park Place South, Park Place North and 223 West High
All three of these four-story, multi-use buildings feature either luxury apartments or student apartments, situated above core and shell retail space on the first floor. Combined, these buildings offer 57 luxury one and two-bedroom apartments, as well as 33 student apartments. Unique amenities found in the luxury apartments include details such as French doors, patios with fire pits, outdoor balconies and outstanding views of new outdoor public spaces.
57 North Main
This five-story building offers 30 apartments for 138 students. The apartments start at street level and are designed with a high-efficiency domestic hot water plant and domestic booster pump system. The ideal location is just steps away from shops, restaurants and the Glassboro Town Square.
THE MARK APARTMENTS
Shelton, CT
This resort-inspired apartment community in Fairfield County features 228 luxury apartments within six buildings, designed with elegant and modern finishes. Each four-story building is constructed of wood framing with slab on grade foundation.
The complex features a 4,700 square foot clubhouse with a core studio, impressive communal space, cinema room, club room, fireside lounge and catering kitchen. AEC, Inc. performed structural, MEP and fire protection engineering services for the buildings. The design included hot water heater, and mechanical heating and air conditioning system combination.
PEMBROKE NORTH CONDOMINIUMS | LEED-SILVER CERTIFIED
Wayne, PA
Pembroke North features 54 luxury condominiums within three buildings, constructed on top of a common parking structure. The three buildings of brick and cast stone façade were structurally designed with wood frame over the poured concrete garage. The parking garage, at grade in the front and below grade in the rear, was dug into the side of a hill. AEC, Inc.’s LEED engineering design features an underground retention and recharge facility, along with rainwater irrigation system and a geothermal ground source heat pump mechanical system. The mechanical and electrical design and LEED certification represents a 25% overall savings in electric usage for the building.
AEC, Inc. performed a vibration analysis of the buildings for impact from both Amtrak and Septa trains, which run along tracks adjacent to the buildings.
Additional outstanding features of Pembroke North include triple-glazed ceiling height windows, tankless hot water heaters, ventless dryers and direct vent range hoods.
PIER HOUSE
Jersey City, NJ
Pier House is a luxury condominium and townhouse development overlooking the Hudson River. The three-story wood framed condominium building is constructed over a three level, poured-in-place concrete parking garage with 135 spaces, supported by tapered steel piles. The upper level of the garage supports the load from the condos above and transfers it to the concrete columns at the garage level.
Full engineering design services were provided for the 140,000 square foot condo building, including individual state-of-the-art hot water heater and a mechanical heating and air conditioning system combination. AEC Inc. also designed all of the common space MEP and fire protection requirements, along with a complete utility distribution system to each unit.
RIVERWALK AT MILLENIUM | LEED-CERTIFIED
Conshohocken, PA
Millenium at Riverwalk features 376 luxury apartments within four buildings. Each four-story building is constructed of wood framing on top of a poured-in-place concrete parking garage. The exterior façade of the buildings is brick and cast stone.
In August 2008, a fire from an adjacent construction site destroyed buildings one and four. These buildings were reconstructed and received Leed Certification. AEC, Inc. performed MEP and fire protection services for the four buildings, including the re-design after the fire. The design included hot water heater, and mechanical
heating and air conditioning system combination.
